Refurbishment and sub-division of 1970s industrial complex set on 4.5 acres in Wrotham

A former large general industrial block requiring investment which was partly let and partly leased back to the original vendor set on a mixed industrial estate in a good strategic location.

Over a period of 2 years, Northfleet invested substantial funds to significantly upgrade the property providing ten modern units suitable for a range of occupiers.

New management systems were introduced by professional managing agents to ensure the smooth running of the estate.

The Estate is to be retained as a long term investment by Northfleet.

Development and Break-up of three buildings on 1 acre in Northfleet

One acre site with 3 storey office and two detached industrial units

A partly let investment with two industrial units and a vacant 3 storey office set in a heavy industrial area.

Northfleet redeveloped one building as a car wash and sold the resulting investment at auction.

The tenant in the larger warehouse went into administration after purchase allowing Northfleet to relet the unit and in due course sell the freehold to the new tenant.

The office building was let, then relet and finally sold freehold for a dental surgery.

Re-letting and Sale of three 1970s industrial units in Northfleet

Three Industrial units comprising 30,000 sq ft

An unattractive block of 3 industrial units comprising 30,000 sq ft with damaged floors let to 2 tenants located on a tired industrial estate.

Northfleet relet one of the units following the tenants’ administration and allowed the other tenant to downsize and sold the third unit.

The new tenant wanted to expand so took over the second unit eventually buying the 2 freehold units.
